By the Bulgarian legislation any foreigner can buy apartment (in the house, there can be an apartment, a floor from a house, etc.) Site of the ground or the house separately worth, it is possible to get only on firm which founder or co-originator any foreigner can be.

At purchase of real estate there is a number of features, to explain which and to make legally - the correct certificate of purchase of the real estate the licensed agency of the real estate, i.e. the registered firm having the patent, the sanction to the activity connected to sale of the real estate can only. Necessarily in state of such firm there is the competent, skilled lawyer adequate before the client for cleanliness of the transaction. Unfortunately, in Bulgaria and as you understand not only in Bulgaria, there is a big weight of "wild" brokers. If the firm having the legal address, the office, the corresponding sanction and papers confuses the client, even it is possible to bring an action against it. You will not find the "Wild" broker never.

We have 10-years experience in the market of the real estate and saw different variants of carrying out of unfair transactions. In our opinion extremely low price for object of the real estate offered by this or that firm, this factor should cause in the client suspicion and is the basic temptation for the same client. The low price can be only for the following reasons:

  1. Advertising or a site in the Internet are made once, as a rule, at deviation the Turk of Bulgaria but since at the given site nobody has switched off an electricity, he continues to show the prices above the told period.
  2. The big remoteness apartment from areas convenient for habitation.
  3. The underestimated area of object.
  4. Poor, nonprofessionally constructed house.
  5. Absence of those or other legal documents at which the transaction can be accomplished, but rights of the proprietor are cut rather down.
  6. Sale of the object which is taking place under court.
  7. Sale of object with the outstanding mortgage (i.e. bank crediting)
  8. Frank understating the price in the advertising offer or on a site to entice the client to roll him up to full madness on 30 degrees to heat without the conditioner before occurrence of feeling of full diminished responsibility and impossibility to realize an event (is natural, that these all things are paid by the client, variants show absolutely not those., that it wants, and in the end the broker simply makes a helpless gesture and speaks a huge phrase under the maintenance « No problem ».)
