Traditionally, the number of country and city houses of private use is rather large; it is even slightly larger than Europe average. There is a great number of old houses, which were inherited by their owners, and which are located in the country. These are usually small houses with area of 50 to 120 m², which often have garden plots of 800 to 4,000 m², because the land here is not expensive and the population density is low.
In Bulgaria private club villages distinguish themselves with cozy houses, traditional architecture, good infrastructure, and tranquility among the clear and beautiful nature.
Such houses located around 20 to 60 km from the sea are sold at the prices from Euro 5,000 to 40,000 depending on their condition and attractiveness of the village. Naturally, the closer they are located to the sea, the higher the price is. Within the last 2 to 3 years there appeared many newly-built residences. The villages are located around 2 to 20 km from the sea, and they are usually in rather good condition – the roads are completely asphalted, there are shops and 2 or 3 restaurants. Average area of newly-built houses is 120 to 300 m² with garden plots of 500 to 1,500 m². They are built using modern materials, they have thermal insulation, climate control, plastic windows, and sewerage (septic hole). They are usually repaired using Bulgarian materials, which, naturally, leg behind Italian and Spanish materials, but the difference can be seen by experts only, because the equipment is the same, it is only the matter of less progressive design. Price for these houses varies from € 80,000 up to 300,000. When leaving such house you can use home alarm protection service. This service is not expensive, quite popular, and reliable as well.
This variant is the most popular among the citizens of Russia and it has a number of advantages. Of course, coming to Bulgaria everyone wants to have sea view. There are such variants, but the price…And here you have 15 to 30 minutes of walk to the sea, good road, quiet places, crystal clear air, new house, barbecue, sometimes even a pool, and electronic alarm protection.
And finally, we offer houses in the cities, within the territory of resorts and the adjacent areas, and houses in suburbs. It is the most expensive price bracket. City houses in seaside cities are quite rare. These are usually reconstructed old mansions with small yards. Due to the fact that they are rare, it is difficult to estimate the price. It usually varies from € 400,000 up to 2,000,000.
There is a great variety of suburb houses, and their location in suburb does not mean availability of central sewerage system. Again, usually it is a septic hole. Prices vary from € 150,000 up to 1,000,000. There are both new and old houses available. Area of garden plot varies from 300 to 1,500 m². The most common garden plots have the area of 500 to 8000 m².
Houses at the resort or in the adjacent areas. Sometimes they sell family hotels for reconstruction, but it is not the best option, because not in all cases one can re-build those. In most cases, these are the same houses as those offered in suburbs, because the cities are usually located close to the resorts, for example, Varna, Balchik, and Bourgas. But one can rarely find a wealthy house with a 1,500 to 3,000 m² garden plot. These are new houses with good design usually made in American style. The area may vary from 600 to 1,200 m², while the price is over € 1,000,000. Such properties are built to order. The main thing here is to buy a suitable land plot.
