As for the building materials used in construction of such houses, German 15 or 30 cm red bricks become more and more popular. It allows putting the gypsum plaster in 5 cm layers. Cement used here is of 150 or 200 sort, high-quality exterior facade is made of 4 or 5 cm polyurethane facade thermo-insulating plates, aluminum facing facade planes of Etablond type, natural stone facing planes from local and European manufacturers, multicamerate plastic window frames, tinted double-glazing unit of any tint color, polished aluminum pipes and joining elements or pipes made of stainless steel for constructing exterior and interior banisters and exterior terrace handrails are used in modern building projects here. Also it popular to use Bulgarian and Spanish high-quality stone tile and ceramics, sanitary engineering and mixer taps from ordinary or designer’s series, high-quality exterior and interior doors with natural facing, laminated parquet, fabricated wood block flooring or classic oak patterned parquet. The inner rooms painting is made mostly by steady water emulsion paints safe for the health. The water supply systems and sewage is made of polypropylene pipes and junctions. There are autonomous water and electricity meters, modern blocks of electric safety fuses and switches.

As for the new projects of private houses, their building is mostly concentrated in factory housing estates of closed type that are located near cities. Also such houses are built in villages and small towns not far from the sea and beaches, in free areas of such regional centers as Varna and Burgas.
The structure of buildings is monolithic, made of brick, most often has two levels: the first one, as a rule, holds spacious living room with kitchens and utility rooms, the second one contains bedrooms. More often the second level can be regarded as attic rooms due to the type of roofing.
The roof itself is either classic type based on wooden beams, dampproofing , ceramic or bitumen tiling or modern ‘plain’ type on thermo- and hydro- insulation and final outer bitumen edging. The exterior 4-5 cm thermo-insulation of facades is based on silicate plastering and painting. Also here you can meet house socles, basements and garage bases faced with stone. If the building was made in old Bulgarian Renaissance style, such buildings have overshots (the architectural ejection of the second level beyond the bounds of the first) and partial or total exterior wooden edging of the second and third levels.
Often the roofing of such houses is purposely made of old Turkish ceramic tile, and double-glazing units are equipped with in-built decorative stained glass and nettings, following the antique style of a building. Modern fireplaces finished with natural stone are traditional for spacious
living rooms. The inner wall and ceiling facing is made mostly of mineral wadding and suspended gypsum plasterboard. More and more often you can meet here the walls and ceiling finished with smooth gypsum putty and high-quality painting or decorative plastering
Bathroom units are completely finished and ready for use: the rooms are tiled, lighting, waterheater-boiler, sanitary engineering, mixer taps, shower cubicles are installed and fully equipped.
As a modern standard of building, all property items are equipped with multicamerate plastic window framing of any wood tinges or basic white color. Ordinary or tinted double-glazing units can have several basic tinges. The buildings are equipped with high-quality exterior and interior doors with natural revetment, modern locks and binding. Floors are finished with high class laminated parquet, natural parquet board or classic oak patterned parquet. The water supply system and sewage system is made of polypropylene pipes and junctions. There are autonomous water and electricity meters, modern blocks of electric safety fuses and switches. Each building is fully fitted out with all necessary communications like phone, Internet, TV. The mounting of sockets, switches, lighting fixtures on the walls and ceiling of house rooms is ever-present.
The plots most often allow to arrange original presentable landscape around the house. Landscape designers use lawns and decorative trees, flower compositions, decorative blooming bushes, etc.
Also the modern market and specialized companies services allow to equip courtyards with open pools and simple water attractions for children. As the market is rich enough with number of budget offers, such water system can be arranged even for comparatively small cost.
Fences are usually based on ferroconcrete foundation made of slag stones, concrete blocks. The fence can be solid and massive or can have flights with wooden or concrete elements with rifts. There can be tile elements covering the fence top line. You can often meet massive gates made of wood or iron, equipped with modern damper opening/closing mechanism.
